Smith Mountain Lake Vacation Rentals LLC is a locally owned and operated vacation rental and property Management Company that provides privately owned homes around Smith Mountain Lake. We’ve been passionate about vacation planning for over twenty-five years. With thousands of happy customers over the years, we want to add your family and friends to our family!

Ask our advice! We are a wealth of information, and we care about helping you find your special lake place. All our homes are individually owned and furnished to each owner’s taste. Then, we add our unique and caring servicing of the property and to you, the guest.

We work to provide photos that properly represent the homes and reviews that try to provide you with details about the property to assist you with making your choice. We are happy to answer questions by phone at 540-297-3555 or email reservations@smithmountainlakerentals.com.

Our office is staffed from 9 am to 5 pm EST, Monday through Friday. We are also open on Saturdays during peak season (Memorial Day to Labor Day).  All of our homes require Summer (peak season) rentals for Saturday to Saturday weekly stays. In the Spring/Fall and Winter (off peak) seasons, nightly rentals are allowed in many of our properties, but there are nightly minimums required. Holiday stays must be three (3) nights or more, depending on the home. Prices are subject to change without notice.

WHAT TO BRING

Linens are NOT provided in most homes. You will need to supply all sheets, pillowcases, towels, hand towels, and facecloths for your guests or reserve them through our office. The homes are equipped with bedspreads/comforters, pillows, and blankets. Please contact our office two (2) weeks before your arrival date if you would like to arrange for our linen service. If you select the linen service for your vacation rental, linens will be at the home upon your arrival and include sheets and towels for the home up to the allotted number of people the county allows for occupancy.  Make-up service is available at an extra charge.

All Paper products (toilet paper, paper towels), trash/garbage bags, aluminum foil, plastic wrap, Ziploc bags, bath toiletries, and detergents are NOT supplied, nor are hair dryers, ironing boards, etc. Dish towels are also suggested, as those do disappear. We suggest that you bring your own beach towels, beach chairs, cooler, koozie, water toys, flashlight, life vests, and any specialty items that you may require during your stay. 

Print and bring your INSTRUCTIONS FOR ARRIVAL AND DEPARTURE. You will need to refer to these at check-in and out.

If your home has a fireplace or fire pit, you will need to provide your own wood. Bundles are available at local stores in the area. NEVER LEAVE FIRES UNATTENDED. Not all homes allow the use of fireplaces or fire pits. Check the amenities section of the home to see if use is available.

All homes are strictly limited to the number of occupants indicated.  Occupancy limitations are determined by Bedford County/ Franklin County and are based on the size of the home's septic system.  For this regulation, anyone over the age of two years is considered an occupant.  YOU MUST BE 25 YEARS OF AGE OR OLDER TO make a reservation, and the leaseholder must occupy the property for the duration of the lease. Non-chaperoned groups are not allowed. Should a group misrepresent themselves, they will be evicted immediately without a refund.

Our rental homes are available for residential use only.  They are not to be used as a venue for parties or events. However, a few nearby ‘commercial’ lakefront locations are offered as wedding venues.  Please don’t hesitate to ask for the contact information.  We’d love to help you and your guests with nightly accommodations!

PAYMENT PROCESS & CANCELLATION POLICY

Making a reservation is a commitment. The e-signed lease agreement is due within 72 hours.  The first payment (half) is due at the time of reservation or within 10 days if sending a check payment.  The balance will be due 30 days before your stay. We will charge the card on file unless another payment is authorized. We accept major credit cards (Visa, MasterCard, Discover, and American Express), personal checks, and money orders.  A 4% fee is applied by the bank as a transaction fee if a credit card is used. Prices are subject to change without notice.

A Credit Card is required to be kept on file as a guarantee for negligent damages to the property. This card will be used for any additional services or damage beyond normal wear and tear during your rental period.  Damage not reported will be billed as stated in our Rental Agreement.

The Accidental Damage Coverage consists of a non-refundable damage fee of $75.00, which covers accidental damage. Guests will be charged for any damages to the unit, missing items, additional cleaning, carpet stains, moved furniture, late check-out, trash left in the unit, etc. Any damages exceeding the $75.00 damage fee will be charged to your credit card on file.  The units are cleaned and inspected after each departure. If the inspection finds any damage, documentation will be sent. We ask that you please inspect the unit upon your arrival and report any concerns or damages immediately.  The Accidental Damage Coverage does not cover pet-related damage. We understand that accidents happen and ask that you notify us of any damage during occupancy so we can make the home right for the next guest.

Cancellation Policy:  All cancelled reservations are subject to a $100.00 cancellation fee plus tax. All cancellations must be received in writing (email is acceptable). If a reservation is cancelled with at least 90 days’ notice, payment minus the $100.00 cancellation fee will be refunded. With notice of less than 90 days of arrival date, no refund will be given unless the dwelling is re-rented for the same amount of time and rate. Every effort is made to re-rent the home; however, if the home does not re-rent, all monies received will be forfeited. Once re-rented, all payments (less the cancellation fee) will be returned. Please note: Nonpayment of any deposits or balances due may result in reservation cancellation. 

If the home becomes unavailable, REALTOR reserves the right to substitute the home for like accommodations.

AFTER YOU BOOK

After you reserve one of our homes, a Rental Agreement (Terms & Conditions) will be sent to you via email that will require your signature and a list of guests who will be accompanying you and children’s ages. This e-sign document is easy to fill out on any device and will auto-submit at completion. Your reservation is not secured until we receive your Rental Agreement. Our Rental Agreements are between you and the Property Owner, with Smith Mountain Lake Vacation Rentals LLC as the Agency Representative.

Internet access is available at many properties. If this option is important to you, be sure to ask; it will be listed under the home's amenities! Some homes have limits and overage charges if exceeded. Many cell phone carriers offer the ability to turn your device into a hotspot.

Amenities may change in the homes. Sometimes, this happens during mid-season, and we may not have the opportunity to get pictures of new items. If you are renting a property because of one specific feature (like the red kayak and the owner replacing it with a blue paddleboard), understand that the homes are individually owned and decorated. We do try to keep descriptions as up-to-date as possible.

Propane canisters are the renter's responsibility to refill, as there is no way for us to know when a canister will empty. We ask that you exchange for a new tank and remit the receipt to our office for a refund. There are numerous locations to exchange, including Kroger, Dollar General, and Food Lion.

CHECK-IN & CHECK-OUT 

You will drive directly to the property you are renting and follow your arrival instructions to gain access to the house.  Five days before your arrival, you will receive an email with Arrival/Departure Instructions, which includes the Lock Box/Door Code.  Between Memorial Day and Labor Day in peak season, we ask arriving guests who are checking in to arrive no earlier than 3:00 P.M.  We need every minute of the hours between check-out at 10:00 a.m. and check-in at 3:00 p.m. to ensure the homes changing hands that day are ready for the arriving guest. These times are subject to change at off-peak times of the year.  We ask for your cooperation with this by checking in and out at the appropriate times. All homes will be cleaned and inspected prior to your check-in. If you encounter any problems after checking in, contact the office at 540-297-3555, and someone will assist you.  An after-hours emergency number is on the voicemail if needed.  Please only call the emergency number if it is a true emergency and cannot wait until normal business hours.

BRINGING MY DOG(S) & EXPECTATIONS

We have hosted hundreds of dogs over the years. We are pet owners ourselves. We want to remain a pet-friendly company, and that requires your help. Dogs are the only pets we allow and are only allowed in pet-friendly homes with a paid fee!  This is not an extra cleaning fee. It is an entry fee for your dog (s). Bringing your dog requires you to affirm on the contract that your dog is up to date on all immunizations and has been on a flea control program (for at least 2 months prior to your visit).  You must be able to control your dog at all times. At no time should you leave your dog unattended at the property. Should your pet cause damages, you will be fully responsible for the costs.  We ask that you keep pets off furniture; if they will not obey, cover the furniture to protect it.  Don’t be afraid to use the vacuum to clean pet hair.  You will be responsible for everything your dog does at home.  POOP PATROL: Picking up after your dog is important.  A  $100 fee may be charged for poop removal.  We really don’t want to have to do it for you.

WHILE YOU VISIT
WHEN YOU ARRIVE, CHECK IT OUT!

Your vacation experience is important to us. If we can fix something to make it better, we will. We need to know about it in order to correct issues for the stay. If you tell us when you leave, it doesn’t provide us with a fair opportunity to make things right. Walk through the house and to the dock to make sure all is well. Please call or email us if there is anything to be reported. 

All of the rental properties have use of a dock or guest slip, unless otherwise stated. Please use the dock/slip assigned to your home. A private dock is accessible only to the occupants of the home and may accommodate 1 or 2 boats depending on the size. Renters may use floating or stationary docks to tie up boats. LIFTS ARE FOR OWNER USE ONLY.  An owner’s boat may be in the lift of the covered slip but it IS NOT AVAILABLE FOR guest’s USE. Please do not disturb the owner’s boat.  OPERATION OF ELECTRIC LIFTS AT THE DOCK IS STRICTLY PROHIBITED.  Damage to a dock and/or electric lift from unauthorized use will be the sole financial responsibility of the renter. Electricity and lights at the dock are not guaranteed.

Just like in your own home, sometimes appliances fail.  If maintenance difficulties occur, our staff will make every effort to remedy these situations and correct any problems in a timely manner. However, refunds will not be issued due to malfunctioning equipment, mechanical failures, unfavorable weather, early departure, interruption of utilities, or other guest dissatisfaction.

Please be aware that the water level of Smith Mountain Lake fluctuates due to weather conditions and the flow of water through the dam, as set by American Electric Power, and this may affect the use of the docking facility.

BE A GOOD NEIGHBOR, IT IS IMPORTANT!

You are in a community of people who live here all the time, not just for a short weekly vacation but for the entire season or year-round. Your vacation is important, but so are the rights of the people around you. Please do not do anything to impact your neighbors negatively. Please! Comply with No Wake signs and speed limit signs! Don’t be that person.  Make sure to park in your designated area for both cars and boats. Adhere to occupancy restrictions for the lease on the home. Be aware that quiet hours are from 10:00 p.m. to 8:00 a.m.

NO SMOKING OR FIREWORKS

All of our homes are smoke-free. Anyone smoking inside the property will be assessed a fee for a professional cleaning company to come in and remove the smoke damage. Smoking is allowed outside the property, but you must clean up after yourself and leave no trace.

Sorry, but No Fireworks! Our property owners do not allow fireworks at any of the homes because of liability issues. Please respect that.

TO DO BEFORE YOU GO

We understand you are on vacation, and the last thing you want to do is clean before you leave. What we ask is that you take care of and respect this private family home as if it were your grandmother’s, that she let you borrow it and leave it the way you found it. We expect you to leave the home and yard free of clutter and trash. All trash must be removed from the property and taken to the waste collection facilities (closest location and directions are provided on your home information sheets as well as posted in the home on the refrigerator).  The dishes should be cleaned and put away, and all personal belongings removed, including any open food items. It is OK to leave unopened, non-perishable pantry items for the next guest.  Our cleaners will sanitize the kitchen and bathroom, mop all the floors, and do the deep cleaning.  Gather all personal items.

Do a final walk-through. We cannot be held responsible for items lost or left behind. Items returned to our office will be mailed for the cost of packing and postage. If a special trip is required to retrieve the item, a service charge will apply for the time involved. Items left for more than 30 days will be given to local charities.

Terms and Conditions

This Vacation Rental Agreement (“Agreement”) is for the rental of the vacation rental property specified in a confirmed reservation (the “Property”). This Agreement is between (1) Smith Mountain Lake Vacation Rentals LLC (“we,” or “us”), acting for itself and for the owner of the Property (“Owner”), and (2) the person who is the responsible renter of the Property (collectively “Renter” or “you”).Smith Mountain Lake Vacation Rentals LLC represents the Property Owner. By booking your rental of the Property with Smith Mountain Lake Vacation Rentals, you acknowledge that you have read, understand, and agree to be bound by, all terms, conditions, and policies in this Agreement.Terms and Conditions:Responsible Renter. As the Renter, you agree to be an occupant of the Property for the entire duration of the rental. All other occupants will be family members, friends, and other responsible adults or accompanied by a parent or legal guardian.Minimum Age. The “Minimum Age” to rent the Property is 25. You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests under the Minimum Age for the entire rental duration. You agree to be solely responsible for your actions and the actions of all family members, guests, and invitees (collectively, “Occupants”) present at the Property at any time during your stay and to ensure that all Occupants understand and comply with the Terms.MULTIPLE OCCUPANCY: It is expressly understood that this agreement is between the Owner and each signatory individually and severally. In the event of default by any one signatory, each and every signatory shall be responsible for the timely payment of rent and all other provisions of this agreement.USE: The premises shall be used as a residence exclusively, and the number of guests is limited to the online property listing (above the age of two). Exceeding occupancy limits constitutes a breach of this agreement and violates Bedford County / Franklin County regulations. TENANT will lose all rights to lease said property as well as all monies paid.Good Neighbor Policy: Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Smith Mountain Lake Vacation Rentals LLC from police, neighbors, or neighborhood or homeowner associations. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. You and other Occupants agree to abide by all applicable parking restrictions and limitations. No parking on lawns or adjacent properties. Do not use other docks not associated with the rental property.PETS: Dogs only. No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation with paid fee, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets with paid fees. You agree that a prohibition on animals does not guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. Pets must be up to date on flea and tick prevention and vaccinations. Occupants must be in control of pets at all times. Pets must be leashed when off the Property.TRASH REMOVAL & CLEANING FEE: All trash is to be removed on departure and taken to the approved facility. The cleaning fee covers routine cleaning and does not include grill cleaning. Upon checkout, tenants are expected to wipe off kitchen counters and stove, empty clean dishes from the dishwasher, scrape grill grates, remove food and wipe out the refrigerator. Return all furnishings to their original positions.ORDINANCES & STATUTES: Tenant shall comply with all statutes, ordinances, and requirements of all municipal, state, and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the premises. The TENANT agrees to abide by all subdivision rules. No loud or boisterous conduct will be tolerated. The home is intended for the quiet enjoyment of tenants. No homes are to be used as a venue for an event.MAINTENANCE, REPAIRS, OR ALTERATIONS: Tenant acknowledges that the premises are in good order and repair at the time of occupancy unless otherwise reported upon check-in. During the tenant’s stay, maintenance needs and repairs are to be reported to the Office Manager immediately upon occurrence, and will be dealt with in a reasonable time frame and manner.DAMAGE TO PREMISES: If the premises are damaged by fire or from any other cause as to render them untenantable, then either party shall have the right to terminate this Lease as of the date on which such damage occurs through written notice to the other party, to be given within fifteen (15) days after the occurrence of such damage, except that should such damage or destruction occur as the result of the abuse or negligence of Tenant, or its invitees, then owner only shall have the right to terminate. Should this right be exercised by either Owner or Tenant, then rent for the current lease shall be prorated between the parties as of the date the damage occurred, and any prepaid rent and unused security shall be refunded to Tenant. If this Lease is not terminated, then Owner shall promptly repair the premises and there shall be a proportionate deduction of rent until the premises are repaired and ready for Tenant’s occupancy. The proportionate reduction shall be based on the extent to which the making of repairs interferes with Tenant’s reasonable use of premises. Virginia law (307.5, 5.1) prohibits the use of grills on decks or covered terraces of multi-unit dwellings.ENTRY AND INSPECTION: Owner, or his agents, shall have the right to enter the premises (a) in case of emergency, (b) to make the necessary or agreed repairs, decorations, alterations, improvements, supply necessary or agreed services, exhibit the premises to prospective or actual purchasers, mortgages, tenants, workmen, or contractors, (c) when tenant has abandoned or surrendered the premises. Except under (a) and (c), entry may not be made other than during normal business hours and without less than 24 hours prior notice to Tenant. Please be aware that Smith Mountain Lake’s water level fluctuates due to weather conditions and the flowage of the dam as set by American Electric Power, which may affect the use of the docking facility.INDEMNIFICATION: Owner shall not be liable for damage or injury to Tenant, or any other person, or to any property occurring on the premises, or any part thereof, or in common areas thereof unless damage is the proximate result of the negligence or unlawful act of Owner, his agents, or his employees. Tenant agrees to hold Owner harmless from any claims for damages no matter how caused, except for injury or damage for which Owner is legally responsible.POSSESSION: If Owner is unable to deliver possession of premises at the commencement hereof, Owner shall not be liable for any damage caused thereby, nor shall this agreement be void or voidable, but Tenant shall not be liable for any rent until possession is delivered. Consequences of Breach; Charges for Damage. Any failure by you or any other Occupants to comply with any of the terms, conditions, or policies above is a breach of this Agreement and may result in a forfeiture of your rights to rent the Property, up to and including immediate removal from the Property without refund and with or without the assistance of law enforcement. Smith Mountain Lake Vacation Rentals LLC may terminate this Agreement for breach, and if you are notified of such termination, you agree to leave the Property immediately. In addition, you are responsible for, and you authorize us to bill your credit card on file for the full amount of: (1) any damage or loss that occurs at the Property during your stay; (2) a charge of up to $1,000 for violations of the pet policy, including for bringing more pets or different types of pets than specifically authorized; (3) an additional cleaning fee of up to $500 (or the actual cost of cleaning services, if greater) for violations of any of the guest policies above (other than the pet policy) or for excessive cleaning required by the acts or omissions of any Occupant during your stay; and (4) any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation. If any unauthorized download of copyrighted material via the Property’s Internet service occurs during the period of your stay, you agree that we may share your contact information with the Internet service provider or any other party we believe, for any reason, has enforcement rights.DEFAULT: If Tenant shall fail to pay rent when due or perform any term thereof, the Owner, at his option, may terminate all rights of Tenant hereunder, unless Tenant, within said time, shall cure such default. If Tenant abandons or vacates the property, while in default of the payment of rent, Owner may consider any property left on the premises to be abandoned and may dispose of the same in any manner allowed by law. In the event Owner reasonably believes that such abandoned property has no value, it may be discarded. All property on the premises is hereby subject to a lien in favor of the Owner for the payment of all sums due hereunder to the maximum extent allowed by law. In the event of default by Tenant, Owner may elect to (a) continue the lease in effect and enforce all his rights and remedies hereunder, including the right to recover the rent as it becomes due, or (b) at any time, terminate all of Tenant’s rights hereunder and recover all damages he may incur by reason of the breach of the lease, including the cost of recovering the premises, and including the worth at the time of such termination, or at the time of an award if suit be instituted to enforce this provision of the amount by which the unpaid rent for the balance of term exceeds the amount of rental loss which the Tenant proves could be reasonably avoided. TIME: Time is of the essence of this agreement.NON-REFUNDABLE DAMAGE FEE: the mandatory $75.00 non-refundable damage fee set forth shall secure the performance of Tenant’s obligations hereunder, is applied to all reservations, and will cover accidental damages up to $1000.00. Accidental Damage Fee does not cover pet-related damage. The signing occupant is financially responsible for any damages to a property not covered by the damage fee, whether made by the client or their family, guests, or pets.CANCELLATION POLICY: All canceled reservations are subject to a $100.00 cancellation fee. All cancellations must be received in writing (email is acceptable). If a reservation is canceled with at least 90 days’ notice, payment minus the $100.00 cancellation fee will be refunded. With notice of less than 90 days of arrival date, no refund will be given unless the dwelling is re-rented for the same amount of time and rate. If the home does not re-rent, all monies received will be forfeited. Once re-rented, all payments (less the cancellation fee) will be returned. Smith Mountain Lake Vacation Rentals LLC advises guests to obtain appropriate and comprehensive travel insurance that covers the Renter and all Occupants, including coverage for personal injury, illness or disease, and property damage or loss, and to help protect against financial loss if you must cancel your reservation for a covered reason.ATTORNEY’S FEES: In any legal action brought by either party to enforce the terms hereof or relating to the demised premises, the prevailing party shall be entitled to all costs incurred in connection with such action, including a reasonable attorney’s fees.WAIVER: No failure of Owner to enforce any term hereof shall be deemed a Waiver. The acceptance of rent by Owner shall not waive his right to enforce any term hereof.NOTICES: Any notice which either party may give, or is required to give, may be given by mailing the same, postage prepaid, to Tenant at the premises or to Owner at the address shown below or at such other place may be designated by the parties from time to time.ENTIRE AGREEMENT: The foregoing constitutes the entire agreement between the parties and may be modified only in writing signed by both parties. The following Exhibits, if any, have been made a part of this agreement before the parties’ execution hereof: DISCLOSURE: Unless otherwise disclosed in writing, all parties acknowledge that the REALTOR is the agent of the LESSOR not the LESSEE. The REALTOR’S fiduciary duties of loyalty and faithfulness are owed to the LESSOR who is their principal. All commissions will be paid by the LESSOR and not the LESSEE. REALTOR assumes no responsibility for personal belongings left on the premises following departure. If we are able to recover items that have been left behind, you may request for the item(s) to be returned by mail. SML Vacation Rentals Policies

 

Cancellation Policy: 

 All canceled reservations are subject to a $100.00 cancellation fee plus tax. All cancellations must be received in writing (email is acceptable). If a reservation is canceled with at least 90 days’ notice, payment will be refunded minus the $100.00 cancellation fee. With notice of fewer than 90 days of arrival date, no refund will be given unless the dwelling is re-rented for the same amount of time and rate. Every effort is made to re-rent the home; however, if the home does not re-rent, all monies received will be forfeited. Once re-rented, all payments (less the cancellation fee) will be returned. Please note: Nonpayment of any deposits or balances due may result in reservation cancellation. 

Reservations:

Rental rates are subject to change without notice. 5.3% Virginia sales tax 7% County lodging tax

Cleaning Fee:  Varies with the size of home

Pet Fee:  varies on each pet-friendly home 

Most Summer rentals are from Saturday to Saturday during peak season.  In the Spring/Fall and Winter seasons, shorter stays are allowed in many of our homes, but nightly minimums are required.  Holiday stays typically require three or four nights or more, depending on the property.

Off-season, longer-term rentals are available in many of our vacation homes for 3-6 months in the fall and winter months. Call our office for details.

You must be 25 years or older to make a reservation, and the leaseholder must occupy the property for the duration of the lease. Non-chaperoned groups are not allowed.  Should a group misrepresent themselves, they will be evicted immediately without a refund. 

Once a reservation is made, and payment is processed, the reservation becomes legal and binding. The contract is then subject to our cancellation policy.  Upon confirmed reservation, Terms and Conditions will be sent via email.

If the home becomes unavailable, REALTOR reserves the right to substitute the home for like accommodations.

Occupancy:

The maximum number of persons allowed in the vacation home is listed in the Tenant Lease Agreement. County regulations determine occupancy. Children are counted in total occupancy unless they are under the age of two (2) in Bedford County and (5) Franklin County. Any party exceeding this number may be evicted without a refund.

Payment:

One-half of the total reservation amount is due at the time of reservation.  The balance must be paid in full 30 days before your arrival date. We accept Visa, MasterCard, Discover, personal checks, or money orders.  A $50.00 fee will be charged for all returned checks. If the final payment is not received then, our cancellation policy will be activated.

Non-Availability Procedures:

Smith Mountain Lake Vacation Rentals, LLC makes every effort to guarantee the availability of your chosen unit. If the unit becomes unavailable for reasons beyond our control, we reserve the right to transfer you to comparable accommodations.   Description, rates, and property amenities listed on our website or rental agreement are subject to change.  Omissions, additions, or errors, and changes in property bedding, furnishing, equipment, etc., may occur, and we are not responsible.

Security Deposit:

A $75 Non-Refundable Damage Fee is required.  Guests will be charged for any property damage, missing items, additional cleaning, occupancy exceeding the limit, moved furniture, late check-out, trash left, etc.  We ask that you inspect the home upon arrival and report any concerns or damages immediately.

Arriving at the Home:

We do our best to ensure your vacation home is properly prepared for your arrival. However, after you arrive at the home and find anything that isn’t satisfactory or there is something that you feel needs to be reported to our office, please do so immediately. Failure to report dissatisfaction upon arrival will not be addressed at or following departure. Our courteous staff will try to remedy any situation as soon as it is reported.

Parking:

The parking of vehicles in any area other than the driveway or other designated area is not permitted. Cars must not be in the road or on the grass.  No campers, RVs, etc. are allowed on the premises. Parking of boat trailers is not permitted on the property unless specified. No ATVs or golf carts are permitted without express written approval.

Smoking:

NO SMOKING! Smoking is prohibited inside all of our homes. All areas of the property should be left free of cigarette butts. Breach of this restriction will result in additional charges to your account and/or possible eviction.

Pets:

Damages by pets are the sole responsibility of Lessee. DOGS ONLY are permitted only at those properties specifically designated as pet-friendly. A non-refundable pet fee is applied per dog.  A $500.00 fee will be applied to unauthorized pets or allowing a pet to occupy a non-dog-friendly home. Most homes restrict the number of dogs and/or the size/breed of dogs permitted. Please verify this information before making your reservation.  NO PETS are allowed on the premises of homes not listed as pet-friendly. A $25-$35 /per day or $100 – $200/week pet fee will be added per pet. Pets must be up to date on flea and tick preventative treatment before entering any of our units. Before your arrival, proof of flea and tick preventative treatment may be required. You must maintain control of your pet at all times.

Accommodations:

All homes are individually owned and furnished to the owner’s preference. We update the pictures of each home often to ensure that our descriptions are accurate. However, we cannot be held responsible for changes made by owners. Rates, descriptions, and property amenities listed on our website, in our brochure or other advertising material, and/or in the rental agreement are subject to change without notice. Omissions, additions, printing errors, and/or changes in property bedding, furnishings, equipment, etc., may occur, and Smith Mountain Lake Vacation Rentals, LLC is not responsible. No refund will be offered for such.

Internet/Cable/Satellite TV:

If the Internet, satellite, or cable service is interrupted, we will try to correct the problem but cannot guarantee replacement or repair. Refunds will not be given due to breakdown.

Grills:

Most homes are furnished with a gas grill unless a charcoal grill is specified in the description. However, some condominium associations prohibit the use of outdoor grills. Propane tanks for gas grills are filled at the beginning of the season. However, if they are empty, we are not responsible for refilling. You may refill them and present a copy of the receipt upon departure for reimbursement. Please, no charcoal in gas grills. The incoming guests appreciate the courtesy of a clean grill. Grills left dirty will result in a $25.00 charge.

Swimming Pools/Tennis Courts:

Some of our homes are in communities that allow guests access to swimming pools and tennis courts. We welcome you to make use of these amenities and enjoy yourself while doing so. However, please read and follow all posted instructions. If a pass or key is required to use these amenities, these will be left inside the home. Please return these to the proper place after your stay. The community provides these amenities, not the owner of the home or Smith Mountain Lake Vacation Rentals, LLC. Therefore, we provide no guarantee of their condition, operating hours, availability, etc. of them, and will offer no refund for such. Homes that have private pools are professionally maintained. Guests may not alter chemicals or temperature.

Repairs/Maintenance:

Our homes are well maintained, but please understand that, just like your own home, unexpected breakdowns may occur. The essence of your vacation is to enjoy yourself, so we will make every effort to remedy situations and correct problems in a timely manner. For non-emergency situations, please call during office hours, or leave a detailed message. We will try to remedy these situations as quickly as possible; however, refunds will not be issued due to malfunctioning equipment (A/C, appliances, etc.) or other guest dissatisfaction.  If a service call is deemed unnecessary or a maintenance repair is needed due to tenant actions, the cost will be charged to your account. Agent retains the right to enter the property for maintenance, repairs, or care of the property during reasonable hours. We will make every effort not to disrupt your stay.

Docks/Slips:

All units are waterfront, and most have a boat slip, guest slip, or private dock unless otherwise stated.  It is normally an uncovered slip. A private dock is accessible only to the home’s occupants and may accommodate 1 or 2 boats, depending on the size. Renters may use floating or stationary docks to tie up boats. Electric lifts are for owners’ use only. An owner’s boat may be in the lift of the covered slip but is not available for guests’ use. Please do not disturb or board the boat. THE OPERATION OF ELECTRIC LIFTS AT THE DOCK IS STRICTLY PROHIBITED. Damage to a dock and/or electric lift from unauthorized use will be the sole financial responsibility of the renter. Electricity and lights at the dock are not guaranteed.

It's the little things.

Packing List

Towels for the dock.     Bring your own life jacket.  Even if a home has a kayak or canoe, please bring your own Personal Flotation Devices that are fitted to you. Always think about safety first!!  Cell phones/chargers as most homes no longer have a landline.     All homes provide some TV service, but some have air antennas. Be sure to check if it is important to have Satellite or Cable TV.     Internet-: most properties now have Internet, but if Wi-Fi is not offered, most cell phones can be turned into a hot spot.   For pet-friendly homes, we ask that you keep pets off the furniture! We realize some pets may not comply. If that is the case, please pack sheets to cover and protect the home’s furniture.
